Elite Contract-to-Close Package - $375

Turn in complete paperwork to the office
Information About Brokerage Signed – copy in file
Ensure we have loan pre-approval letter – copy in file
Review entire contract for completion - note any special items - obtain any missing signatures/initials (this is HUGE, with negotiations going back and forth, it’s easy to miss initials somewhere on the contract, we ensure you have a complete and fully executed contract)
Confirm option money receipted on contract within 2 days of execution
Confirm earnest money receipted on contract within 2 days of execution
Email Contact Info Sheet & contract to agent, other agent, lender and title (this is a very helpful contact sheet that displays contact information including phone numbers, address and email addresses for everyone involved in the contract as well as their assistants)
Email buyer copy of contract along with Upcoming Dates to Remember Calendar and Utility #’s (this is a very neat calendar customized specifically for your buyer)
Confirm inspections scheduled & inspector has CBS code
Confirm listing agent/seller knows about inspection date and time
Coordinate resale cert/HOA docs with title per deadline in contract (if applicable)
Mark calendar to remind agent 1 business day before option expiration

Add copy of HUD to 2009 HUD file for agent (we will send you a copy of all closed file HUD’s at the end of the year since we know your clients will be asking for them come tax time/home exemption time)
The contract-to-close fee is paid at closing. If the contract falls through for some reason and you don't get paid, then we don't get paid. Our real estate knowledge and extensive, detailed checklists keep us on top of deadlines to ensure a smooth transaction. On many occasions, we have prevented possible issues at closing by catching them early on. Ask us how you can get a discount on your first transaction with us!

New Listing
Christine to visit property for marketing notes and to take pictures
Order virtual tour through agent’s preferred vendor OR Christine can take pictures and create a virtual tour for an additional $10 paid to host the virtual tour (if ordered by agent on New Listing form)
Enter listing into MLS – make active once agent approves (we complete ALL applicable fields in MLS and really put a lot of thought into remarks to pique the interest of potential buyers)
Upload pictures and descriptions to MLS (we upload pictures to fill all 25 slots in MLS as well as add additional descriptions under each picture – this keeps the buyer on your listing)
Upload seller’s disclosure/survey/T-47/Flyer, etc. to MLS
Add MLS # to lockbox on Supra website
Set up homefeedback.com (we have a corporate account we pay for so this wonderful service as free to you when you use our listing-to-close service)
Create flyer and email to agent for approval
Place on area Realtor Tour & coordinate with agent
Update listing description on virtual tour with all pertinent information (MLS#, price, etc.)
Order house domain (if ordered by agent on New Listing form) (ex:www.1234YourListing.com) - approximately $10 billed to your credit card through the vendor we order from)
Order domain sign rider (if ordered by agent on New Listing form) (we will order a special sign with sign holder for approximately $10 bill to your credit card through the vendor we order from)
Link virtual tour to domain (if ordered by agent on New Listing form)
Add listing to Craig’s List/Postlets/Agent’s website/Any other sites the agent subscribes to
Add virtual tour to MLS/ Craig’s List/Postlets/Agent’s website
Review listing paperwork for completion – obtain any missing signatures or initials
Send Seller “assistant intro” email with copy of listing paperwork (we introduce ourselves as your assistant and let them know our office hours and direct phone line/fax line)
Once flyer approved, order flyer prints per agent’s request on New Listing form
Email Seller & Agent links to MLS/Craig’s List/Postlets/agent’s website/any other applicable sites
Send out E-flyer blast (if ordered by agent on New Listing form)
Email flyer to agent to distribute to office database
Prepare marketing booklets/CD’s for house (if ordered by agent on New Listing form) (these are professional and sleek booklets (bound) that include a glossy flyer, room by room features list, seller disclosure, survey, T-47, floor plan (if we have one), school reports and detailed information plus anything we can find on the neighborhood such as local parks, country clubs and golf courses. You get 6 books and 6 CD’s for an additional $50)
Verify tax amount – Copy of verification on file
Verify schools in MLS – Copy of verification on file
Check file for existing survey and T-47 – if none, ask Seller
Email completed listing paperwork to office
Fax listing paperwork to relo (if applicable)
Set up Weekly Market Report template (we send weekly market reports including CMA’s to your seller every Friday – they love this communication!)
Coordinate open house – advertise on all applicable websites (if ordered by agent)
Maintain daily showing feedback
Email seller open house checklist (if agent is doing an open house and home is occupied)
Record Listing Expiration – set reminder 7 days ahead to email agent
Price Reduction
Listing Amendment emailed to seller – mark calendar to follow up in 3 days
